The name is not incidental. It signals the community's orientation toward the land, its commitment to large, preserved homesites, and its preference for homes that exist in relation to the mountain rather than against it.
Set at elevations ranging from 4,200 to 4,500 feet on 350 acres in Cashiers, Pinchot offers estate homesites of 2 to 14 acres, master planned by Seamon Whiteside and Associates. At these elevations, many of the highest on the plateau, the views are long and the weather is serious. The mountain meadowland character of the community gives it an openness that the densely forested settings of some neighboring communities do not have, and the homes built here exist in that open, elevated landscape.

At 4,200 to 4,500 feet, Pinchot is among the highest residential communities on the Highlands-Cashiers plateau. That elevation matters in very practical terms: longer freeze periods, more frequent ice and snow, higher winds, and the freeze-thaw cycling that tests every mechanical penetration, every flashing detail, and every foundation drainage plan.
The large lot sizes mean that most Pinchot homes have genuine room to breathe. Sites can be positioned to take long westward views, to benefit from solar exposure, and to create separation from neighbors that is unusual in private mountain communities. The scale of the homesites also tends to attract clients who want meaningful outdoor living integrated into the overall design, and we have built those programs here.
