Before I look at a single floor plan, before I talk to an architect, before we discuss square footage or ceiling heights or whether the owner wants a great room or a library, I walk the land. I walk it in the morning and again in the afternoon. I come back in different seasons if I can. I look at where the water goes when it rains. I look at where the sun hits and where it does not. And on the Highlands-Cashiers plateau, at elevations ranging from 3,400 to over 4,500 feet, what I find on that land shapes every decision that follows.
That is not how everyone approaches a build. Some builders treat the land as a substrate, something to be leveled and prepared so construction can begin. I have come to believe that is a fundamental misunderstanding of what the land is telling you, and it leads to homes that fight their setting rather than belong to it.
Topography Is Not a Problem to Solve
The plateau is not flat. In many cases, it is dramatically not flat. A single acre can shift fifteen or twenty feet in elevation, change drainage direction twice, and present entirely different soil conditions on opposite ends. The instinct of many builders is to treat this as an engineering problem: grade it, cut it, fill it until you have something you can build on.
But the topography is also telling you where the views are. It is telling you which approach to the house will feel right and which will feel forced. It is suggesting where a covered porch will catch the afternoon breeze and where one will be windswept and uncomfortable. The slope that looks like a problem on a survey is often the feature that makes a house memorable, once you understand how to build with it rather than against it.
I have built homes on steep ridges, on gentle bowls, on hillsides facing every compass direction. Each one required a different approach, and each one taught me something I could not have learned on flat ground.
Drainage Is Never a Secondary Concern
Cashiers is one of the wettest places east of the Rockies. We receive somewhere around ninety inches of rainfall in a typical year, concentrated in ways that can produce several inches in an afternoon. That water has to go somewhere, and if you have not understood where it naturally wants to go before you build, it will find its own path, often through or under the structure you have placed in its way.
Walking a site after a heavy rain is one of the most instructive things a builder can do. You see where water sheets off exposed rock. You see where it pools in low spots that looked like flat ground on a dry day. You see where it runs along the surface because the soil is already saturated, and you see where it disappears into ground that will absorb it properly. This tells you where to put the foundation. It tells you where to put the drainage systems. It tells you, sometimes, that a site that appeared buildable is going to require engineering solutions that the owner was not budgeting for.

Sun, Shadow, and Seasonal Change
At 35 degrees north latitude, the sun angle in December is very different from June. A site that looks open and sun-drenched in summer can be in partial shadow for months in winter, depending on the ridge lines around it. A view corridor that is spectacular when the deciduous trees are bare in January may be largely obscured from June through October. These are not minor considerations; they shape how the house is oriented, where the windows go, and how the living spaces relate to the outdoor environment.
I try to understand what a site is doing across the full calendar. The client is building for every season, not just the one when the lot looked best.
What the Bedrock Tells You
The geology of the Blue Ridge is predominantly granite and gneiss, and on many plateau sites, bedrock is not far below the surface. On some lots, you can hit solid rock two feet down. On others, you have twenty feet of workable soil. This determines everything about the foundation, and it determines cost in ways that surprises clients who did not know to ask about it before they closed on the land.
A thorough site investigation before purchase, or at minimum before design begins, can save an owner from discovering that their foundation is going to require blasting or specialized engineering they had not anticipated. I have walked sites with clients who were weeks away from groundbreaking and found conditions that required significant redesign. Better to find that out before the drawings are done.
Reading the Land as Part of the Design
The best mountain homes I have built have one thing in common: the land shaped the design. The floor plan opens toward the view that the site offered. The driveway follows the natural grade rather than fighting it. The house sits at the elevation that makes geological sense rather than the one that was easiest to reach. The porch is where the porch should be, not where the plan originally put it.
That kind of responsiveness to a site cannot happen if the land is treated as an afterthought. It requires spending time there, asking questions of it, and being willing to let the answers change what you had in mind. After more than two decades building on this plateau, that is still where I begin every project.
